Mortgage Pre-Approval

A mortgage pre-approval is an important step in the home buying process. A pre-approval requires a mortgage expert to do a full underwriting of your file including documentation and credit review. If you’ are working with an expert broker who spends the time to do this in depth analysis, you can have confidence in moving forward.  We take the time to do a full review of your financial situation to ensure that our pre-approvals are filled with confident answers and information that realtors and clients can trust.

First-Time Homebuyer

Buying your first home can be an exciting time! It is important to have a mortgage professional that can walk you through the process. We recommend you reach out to us as soon as you start thinking about home ownership or changing your current mortgage or living situation. We can help you create a plan that will put you in the best possible position to achieve your goals.

Did you know that current home owners may have many options when your mortgage is coming up for renewal? If this is you, get in touch with us 6-12 months before the renewal date and we can help advise through the process to take from there. If you are within 120 days of your upcoming renewal or maturity date, we can do a comparison to your current renewal offer and help you determine what the best option is for you moving forward.

Mortgage Renewal

Did you know that the best time to start renewing your mortgage is 120 days before your renewal date? We recommend you contact us directly and let us know what your current lender is offering you at renewal. We can then do a full analysis and comparison of what other options you might qualify for and secure the best deal for you.

Investment Properties

Real estate is one of the best investments that you can make. Every lender is different and unique when it comes to investment property qualifying, numbers, rates, and number of properties you can have. Let us help you build wealth through real estate by setting you up for success from the very beginning.

Consolidating Debt

Lenders can allow you to borrow up to 80% of the value of your property providing you qualify. This can be a strategic way to package all of your debt together into a much lower interest rate product by using the equity available in your home.

No Credit or Credit Blemishes

We work with many different financial institutions that have products to help individuals with credit challenges. If you are in a situation where there is no lender willing to say "yes" we will work with you to educate and create a plan. We continue along the mortgage journey with you to get a "yes" from a lender.

New to Canada

Did you know that if you already have Permanent Residency or have received confirmation of Permanent Resident Status, you may be eligible for a typical mortgage with a 5% down payment? Some of these New to Canada programs can assist where there is minimal credit history. Typically, to qualify for these New to Canada programs, you must have immigrated or relocated to Canada within the last 60 months and have had three months minimum of full-time employment. If you have some challenges with credit history and/or have not yet qualified for Permanent Residency, there may still be other mortgage options as well!

Home Equity Line of Credit

We have access to many lenders that can provide secured lines of credit (often called "HELOC" or Home Equity Line of Credit). The best thing to do is to get in touch and we can look at your complete profile and advise you on all of your options.

Self Employed

Have you been turned down by the bank because you’re self employed? We understand there can be challenges with proving and reporting your income while self employed, or that it may be more strategic to claim less income for various reasons. Unfortunately, this can cause the banks to say NO. We have specialty self employment banks and mortgage programs that can help you qualify and get that YES you need. Don’t settle.
